Bay Pointe is a private waterfront community located on Lake Norman, along the northwest edge of Mountain Creek Township in Sherrills Ford, NC. The land was deeded in Catawba County and so named Nov 1990 by Epsy, Huston and Assoc., and includes all lots and common areas along Bay Pointe Dr, Golden Bay Ct, and West Bay Dr. The property was later conveyed to the developer, SIHO Properties, who in 1991 created the Bay Pointe Home Owners Association, a non-profit organization founded under the laws of the State of North Carolina as contained in chapter 55A of the General Statutes, “Non-Profit Corporation Act”.
Bay Pointe consists of 47 residential lots, a utilities lot, common areas, and a private 30 boat slip community arena. Each boat slip is permanently deeded to each lot classified as “Non-Waterfront”. Lots classified as “Water Front” have a private dock built and maintained by the lot owner in accordance with regulations established through the Shore Line Management Plan for Duke Energy, and the Federal Energy Regulatory Commission (FERC). At present, all lots are sold with 10 lots remaining undeveloped. The BPHOA is governed by a Board of Directors and Officers elected in accordance with the Association’s Articles of Incorporation, By-laws, Covenants and Conditions, and Restrictions which apply to all lots, common areas and the community marina.
Association Dues and Assessment Schedule for 2023. Dues and Assessments are per lot and fall into 3 categories:
- General Fund (all lots) $361.00 per year
- Road Maintenance Assessment (all lots) $216.00 per year
- Marina Assessment (Non-Waterfront lots only) $405.00 per year
